The interior and exterior of the property will be measured according to ANSI Standards. A detailed sketch will be provided, including labeled rooms, exterior features (such as patios, decks, and outbuildings), door placements, and other interior amenities. This service is ideal for listing agents, attorneys, or for-sale-by-owner sellers who need to verify GLA (Gross Living Area), basement square footage, and other spaces. Available in Nebraska and Iowa, this service is offered independently and does not constitute appraisal work. ANSI Standards are optional but preferred as all appraisers are required to use this standard for FNMA. Pricing is based on the level of detail required, travel distance, due date, and the size of the property. Inspections typically take 30 minutes to 1 hour. Interior and exterior inspections are conducted as required by the specific appraisal needs. Appraisal reports are delivered within 1 to 3 business days after the inspection, depending on the complexity of the property.
